If you have a co-living space for rent, staging the unit to make it look more attractive can help you to fetch a higher rental asking price. Here are some tips on how you can beautify the space to make it look more inviting.
1. Clean
Before you open up your unit for viewing, make sure you give it a thorough cleaning. To get the home sparkling clean, be sure to sweep and mop the floors; wipe surfaces, windows and mirrors; clean the kitchen countertop and stove; and clean bathroom sinks and toilet bowls thoroughly. Tip: Make sure the bathrooms and shower areas are completely dry on the day of viewing. It can be a turn off to walk through a wet bathroom.
2. Declutter
A messy home with lots of clutter can be distracting for renters. So do dispose of unwanted items and stow away unnecessary items in appropriate storage spaces. Keep vanity items in the bathroom cabinets, stack dishes back in the kitchen cabinets, place books back on bookselves. Reorganise things that are on open shelves. Basically, there should not be a single item that’s out of place. A neat and tidy home is way more appealing than a messy one.
3. Remove personal items
Remove personal items such as photographs, kids’ artwork, awards and trophies, objects with names on them, and those travel magnets on the fridge. Basically, you want to give your prospective tenant the ability to imagine that they are able to live in that space. So get rid of any reminders of the former inhabitants of the home.
4. Place a vase of fresh flowers on the coffee table
On the day of viewing, head to the florist and pick up an attractive bouquet of fresh flowers. Place these in a vase on the coffee table. This will brighten up the space, add a touch of luxe and make your unit more inviting.
5. Add some warmth with throw pillows and cushions
Place some nice cushions on the sofa in the living room. You can also add some throw pillows on the beds. You can also play around with textures, patterns and colours. For a nice aesthetic, place the largest pillows in a neutral colour at the back while placing smaller, decorative pillows in brighter colours or with an attractive pattern in the front. This is a simple way of giving your unit a stylish look.
6. Place crisp towels in the bathroom
In the bathroom, place crisp white towels on the rack with the edges neatly lined up. Tip: fold the tip of the toilet roll into a little triangle – just like how you see it done in hotel bathrooms.
7. Have a diffuser
Place an essential oil diffuser in the living room or bedroom. A light and refreshing scent can be calming, relaxing and enhance the mood when visitors come for a viewing.
8. Make sure the bedding is neat
The bed is a key piece of furniture in the bedroom. This is the place where your prospective tenant is going to sleep. So make sure that the bedding is crisp and wrinkle-free with the sheets tucked in neatly. Choose bedlinens in neutral tones which are easy on the eyes, look timeless and evoke a feeling of relaxation. Avoid bright colours or patterns.
9. Add some artificial plants
Place some artificial potted plants at strategic places such as the corner of the living room or dining room. They will certainly add to the visual appeal of your apartment.
