As a landlord, it is important to understand what your tenants need. When you are able to meet or exceed those needs, you’ll be able to win the loyalty of your tenants and as a result, they are likely to extend their leases with you.
Beyond providing a basic living space, here are some ways you can add value and create a stress-free living experience for your tenants.
1. Regular property maintenance
It’s important to ensure that your property is kept in good condition. Therefore, you should conduct routine maintenance to ensure that essential services such as the plumbing, electricity and air conditioner are functional at all times. Air conditioners, in particular, require regular servicing in order to maintain the cool air and to prevent leakage. A well-maintained property demonstrates that you put your tenants’ comfort and well-being as top priority.
2. Responsive communication
Be prompt to attend to any tenant enquiries. Make it easy for your tenants to get in touch with you whether through WhatsApp, a phone call or even through a mobile app. When you have open and responsive channels of communication, you’ll be able to respond to their enquiries in a timely manner and manage their concerns. A positive landlord-tenant relationship rests on clear, effective and trusted communications.
3. Provide wifi
Wifi is considered a necessity in today’s digital age. You need it to use your mobile phone, to surf the internet, to work from home, to stream movies and music, and more. Providing wifi as a value-added amenity is a huge plus point in attracting tenants.
If you include wifi as part of their rental, this saves your tenants the hassle of looking for or applying for their own wifi or broadband package and activating the service. When wifi comes included with your unit, they can conveniently move in without having to worry about booking an appointment with the broadband company. Tenants would definitely appreciate landlords who already provide wifi and broadband that’s already installed in the unit.
4. Safety and security
Another way in which you can differentiate yourself is to provide safety and security in the form of digital locks. Compared to standard locks, digital locks have built-in security features such as finger recognition and PIN code access.
If you have multiple tenants in a co-living unit, with occasional change in tenants, it’s also easier for the remaining tenants as you don’t have to inconvenience them by replacing manual locks or changing the keys each time someone leaves and a new tenant moves in. There’s also less chance of a tenant being locked out of the home if the lock is fingerprint activated.
